Our Services
We provide house planning, architectural design, 2D floor plans, 3D renders, council approval documentation and construction consulting. The exact scope, fees and timeline for each project are agreed with you in writing before work begins.
Quotes and Payments
- Quotes are based on the information you provide and are valid for 30 days unless stated otherwise.
- An advance payment may be required before work starts. The balance is payable as agreed in your quote.
- Changes to the agreed scope may affect the fee and timeline.
Revisions
Each project includes the number of design revisions stated in your quote. Additional revisions or major changes after approval may be charged separately.
Your Responsibilities
- Provide accurate information about your land, requirements and budget.
- Supply documents such as deeds, survey plans and site photos when requested.
- Review drawings and give feedback in a timely manner.
Council Approvals
We prepare approval documentation to meet local authority requirements and help with the submission process. However, final approval is decided by the relevant council or authority, and we cannot guarantee approval or approval timelines.
Intellectual Property
All drawings, designs and renders remain our intellectual property until paid in full. Once paid, you may use them to build your house at the agreed site. They may not be reused for other projects or resold without our written permission. We may show completed designs in our portfolio unless you ask us not to.
Limitation of Liability
Our designs are prepared with professional care. We are not responsible for construction work carried out by third-party contractors, or for issues caused by inaccurate information supplied to us. Our total liability for any project is limited to the fees paid for that project.
Cancellation
You may cancel a project at any time by notifying us. Fees for work already completed are non-refundable.

The content on this website, including images and project photos, is for general information only and may not be copied without permission.
Governing Law
These terms are governed by the laws of Sri Lanka.
Changes to These Terms
We may update these terms from time to time. The latest version will always be on this page.
